ABOUT
I did not start in real estate. That is the point.
Most people in property arrive from one direction and stay there. I came at it through numbers, then design, then operations, then financing, then construction. Every one of those was because the previous one kept hitting a wall I could not fix from where I was standing.
Louisiana
Grew up in Richland. Small-town Louisiana, where you learn what a house is worth by watching people take care of one or fail to.
Numbers
An accounting background. It is the reason budgets on my projects are tracked to the trade line and not to a gut feeling.
Design
Four design degrees. Most people in this business decide what a house should become by looking at what sold down the street. I decide it by looking at the house.
Corporate operations
Years running operations and retail design at scale. That is where you learn that a process is what happens when you are not in the room.
Mortgage and real estate
Moved from corporate work into mortgage, then real estate, then investing. Each one because the last one kept running into it.
Construction
Then construction, because the schedule and the budget are where flips are actually won or lost, and I was tired of handing that to someone else.
WHERE IT IS NOW

That is not a brag, it is a constraint. Past a certain number you cannot hold a business in your head or in a spreadsheet, and the parts you stop watching are the parts that cost you. Which is why the operation behind this site matters more than the site does.
