The appraisal comes in short. The condition fails the inspection the loan type requires. The buyer's debt ratio moves. Knowing what the property is and what the loan needs at the same time is not a shortcut, but it does mean fewer surprises in the last thirty days.

WHERE THE PROPERTY MEETS THE LOAN

A house can be perfect and still not finance.

Peeling paint on a pre-1978 house can stop one loan type and not another. A missing handrail can hold a closing. A converted garage with no permit can change the appraised square footage. None of that is about the buyer's credit. It is about the building.

I look at properties for a living, so I tend to see those before an underwriter does. That is the only advantage being claimed here.
