Address, condition, who is in it, and why you are thinking about selling. Five minutes.

I look at it honestly
I run the numbers the same way I do for my own projects. Sometimes the answer is that you should list it instead.

We talk
If it works, we talk about what I can do and when. If it does not, I will tell you that and point you somewhere better.
What I am not going to tell you.
I am not going to put a number on your house before I have seen it. I am not going to promise a closing date on a web page. I am not going to guarantee that I will buy it at all.
Anyone who does that on a website is either guessing or setting you up to be renegotiated later. What I will do is look at the actual property and give you a straight answer, including when the straight answer is no.
