Ask around for the property tax rate in Longview and you will get a single number. That number is wrong for a lot of addresses, and the reason is the school district.
The school rate is most of your bill
In Gregg County the county rate is about thirty cents per hundred dollars of value. The city of Longview is about fifty-six. The school district is between one dollar and one dollar twenty-nine.
So the school district is not one of several components. It is the majority of the bill.
Longview city limits cover three of them
Longview ISD, Pine Tree ISD and Spring Hill ISD all serve addresses inside the city. Their 2025 adopted rates run from 1.105200 to 1.286900 per hundred dollars.
On a two hundred and twenty-five thousand dollar house that spread is about four hundred dollars a year, on two houses that might be four minutes apart. Neither owner is being treated unfairly. They are simply in different districts.
The homestead exemption, and where it does not apply
Texas raised the general residence homestead exemption to a hundred and forty thousand dollars. That is a large number and it is worth having.
Two things about it. It comes off school district taxes only, so the county and city portions are still assessed on the full value. And it applies to an owner-occupied primary residence, which means it does not apply to a rental or a flip.
That last part catches investors constantly. You look at what the previous owner was paying, budget for that, and then find your actual bill is dramatically higher because they had an exemption you do not get. On a hundred and fifty thousand dollar property in Longview ISD that is roughly a hundred and thirty dollars a month you did not plan for.
Where to check
Gregg CAD publishes parcel-level information, and that is the only way to be certain which entities apply to a specific address. Longview also extends into Harrison County, which is a different rate set entirely.
