TOOLS / TITLE PREMIUM

Texas title policy premium

The exact statewide premium, because Texas sets it and every title company charges the same.

Built on the rate table that took effect 1 March 2026, when TDI cut premiums 6.2%. Most Texas title calculators are still quoting the old, higher 2019 numbers.

The policy

The owner's policy is written for the sale price.

This is the same at every title company in Texas. The state sets it, so there is nothing to shop.

Texas is a promulgated-rate state. Every title company in Texas charges exactly this for the policy itself, so anyone claiming a better title premium is either confused or talking about their own escrow fee, which is a separate thing they do set.
Rates changed on 1 March 2026. TDI cut basic premiums by 6.2 percent. This tool uses the new schedule. A lot of Texas title calculators still online are running the 2019 numbers, which will quote you high.

Escrow fees, survey and closing fees are set by each title company and are not promulgated, so they are not in this number. Ask for those separately and compare them, because those you actually can shop.
